The Location

The house is a terraced 3 bedroom home in a prime location for Birmingham International Airport, the NEC, Resorts World and Birmingham Business Park. This is one of the closest locations that can be found to these areas. The local train station is 1.3 miles away (5 minutes drive) and features regular services to Birmingham City Centre, with a journey time of just 12 minutes.

It is also ideally situated for the Midlands motorway network, being just minutes from the M42 and M6, and within easy driving distance of many local attractions, such as Drayton Manor Theme Park, Warwick Castle, Alton Towers, Stratford upon Avon and the Cotswolds.

The Home

The house features 3 bedrooms upstairs, each with 2 or 3 single beds, mirror and hanging space and bedside table. The largest bedroom has twin beds, with an additional single bed that can be added, converting it to a triple room. The twin beds can also be pushed together and made up as a super king size. The other two bedrooms each feature a full size single bed, and each can accommodate an additional single bed where required. The bathroom is also upstairs, featuring a bath with shower over.

Downstairs the large lounge has plenty of comfortable seating and a smart TV. This offers access to internet channels, please note there is no terrestrial tv. Double doors lead through to the kitchen diner and can be left open for a more open plan space if desired.

The kitchen diner is a lovely social space and is ideal for cooking with plenty of work space, a cooker and hob, microwave and large fridge freezer. The dining table extends to seat 8 guests. A patio door leads out to the back garden.

There is a garden to the rear of the property with small lawned area, patio and a decked area. The garden has lights for use on warmer evenings and there is outdoor seating for al fresco dining. At the rear of the garden the back gate leads through to a parking area behind the house. Parking is also readily available on the road at the front of the house.

You will have access to the whole house and garden, including parking.

These will alert us to all people entering and leaving our home, or being immediately outside the house. This is to enhance the safety and security of our guests and ourselves. There is a small local shop less than 5 minutes walk from the house. Less than 5 minutes drive are large supermarkets and take aways, including KFC, McDonalds and Fish & Chips to name a few.

We will be available by telephone, email and text during your stay. We can also visit in person if required.

Please note that we have external cameras and recording devices monitoring the entrances to the property. These will alert us to all people entering and leaving our home, or being immediately outside the house. This is to enhance the safety and security of our guests, our neighbours and ourselves. Recordings will be deleted after your stay, and your privacy will not be compromised.

We also use a MINUT noise monitoring device in our home with the aim of preventing excessive noise from disturbing our neighbours late at night. The device does not record sound but monitors noise levels and notifies us if the noise is too loud during quiet hours; noise during the daytime and evening up to 10.30pm is not an issue. For more information about how your privacy is protected, you can search details on the internet easily.

If the noise exceeds the threshold level during quiet hours for a continuous period of 5 minutes or more, you will be alerted by text, and asked to reduce the noise to acceptable levels. The threshold level is 70dB between 10.30pm and 6.30am. For context, in general, a dinner party is around 60-70 dB, a party is 70-80 dB and a loud party is 80-90 dB.

If the noise level remains high despite a request to be quiet, we will take further steps to protect our neighbours. We subscribe to the Minut Reponse Service which means that if there is a loud noise event that doesn't get resolved after repeated requests, a Minut security responder will automatically be sent to the house and the £100 call out fee will be taken from your security deposit.

Also please note that the device is designed to be tamper proof and we will also be alerted to any attempts to remove or cover the monitor. Tampering with the WiFi is also against house rules and will result in a fine as per the house rules.
